Traceable incident intake
Turn a resident message into a registered incident
Flatzer separates building, location and reported facts so the team can review one coherent case.
Local simulation: no messages, bookings, assignments or data leave this browser.
The operational problem
Record what was observed, not the cause
Messages and calls about the same incident lose their history and their owner.
A registered incident, never a confirmed repair, contractor or allocation of responsibility.
How it records a resident's report
A resident writes on WhatsApp on a Sunday morning. The agent records what was observed and hands it off without deciding the cause, the contractor or who is responsible.
It records what was seen, where and when, without asserting the cause. It assigns no contractor, promises no repair or date, and at a possible emergency shows the approved channel. The report sits in management's inbox with the history.
There is water next to the lift in entrance B since this morning. Building at 12 North Street.

Boundaries that protect the work
Reliable automation shows what it knows and leaves everything else for review.
- No contractor assignment without verified rules and integration.
- No repair or responsibility is confirmed.
- Emergencies follow the approved human channel.
Where the agent stops and the management office begins
A report is an observed fact. Everything else is decided by a person with the information in front of them.
- It does not decide the cause. "There is water next to the lift" is recorded as exactly that, not turned into a leak, a fault or anyone's responsibility.
- It does not assign contractors or promise repairs. "Handed off" means the manager has it, not that anyone has accepted the job.
- It does not close incidents. Only a person with evidence can mark a report as resolved.
- It links reports from the same building and area without blindly merging them: if two residents describe different things, both stay.
- At a possible emergency, such as water next to an electrical panel or a lift stuck with people inside, it shows the emergency channel you approve.
